Step-by-Step Guide to Apply to rent Home

To help ensure a smooth process, follow these steps carefully when applying to rent one of our properties.

STEP 1 - Confirm You're Ready

To reserve a home, you must start paying rent on the specified "Available Date," which is listed on our vacancies page.

Available Now:

• If the status indicates "NOW," the home is currently vacant.

• To reserve it, you must start paying rent within two days after the lease is delivered.

• Please note: We do not reserve vacant homes for applicants who are not ready to pay rent immediately.

Not Yet Available:

• If an available date is listed, it means the home is either still occupied or not yet ready.

• To reserve the home, you will need to start paying rent on the first of the month in which the home becomes vacant.

STEP 2 - Confirm You Qualify

• Review "How to Qualify" before applying, as the application fee is non-refundable.

• Do the Math: Ensure that the total income from the documents you plan to upload exceeds the income requirements.

STEP 3 - Choose an Available Home

• Choose a property from the available listings. If it is not listed, it is not available.

STEP 4 - Tour the Home

You must tour the property before requesting a lease.

Vacant Homes:

If the home is listed as “Available Now,” call to arrange a self-guided tour.

Occupied Homes:

If the home has a future available date, get pre-approved and we’ll schedule a showing with you.

STEP 5 - Apply Online

• Click "Apply Now" next to the property you are interested in on our vacancies page.

• Submit one application per adult. Each applicant should use a unique email address.

  • Your applications can be used for any property we manage, but do not apply more than once per person.

  • To apply click APPLY NO on our vacancies page.

  • We do not accept applications through third-party websites such as Zillow.

• Note: Once your application is submitted, you will not be able to access it. But don’t worry—you can upload proof of income in the next step.

STEP 6 - Upload Proof of Income

• Securely upload proof of income after submitting your application.

• We use ShareFile (by Citrix) for secure document uploads.

Application Processing

To streamline the application process and get approved quickly:

• Organize your proof of income: Applications with well-organized documents can be processed within hours.

• Missing or duplicate documents: Applications lacking proof of income may not be processed. Duplicate documents will be deleted.

• Single submission: Upload your documents in one go to avoid delays.

Once we receive your complete application, we will conduct background checks. In most cases, results are available instantly. You’ll receive a text notification with the status:

• If Approved: The text will include a link to the Lease Processing page.

• If Denied: We are not authorized to discuss specific reasons for denial. However, you can view your background check online using the link sent to your email.
